@peachtreestreethome it's all sizzle and no steak. Lower payment sounds good until you peel back the layers. It will help a limited few
It’s 100% not going to be normalized. In fact, I’d argue that a 30-year interest-only loan would make far more sense for a borrower than a 50-year mortgage — and even that product is rarely used. Interest-only loans make up less than 2% of all new first mortgages.
@fleshmanandrew So many options out there right now. Buying down the rate is one route, though it’s not one I’m usually a big fan of. The big argument for a 50-year mortgage is “you can always refinance,” but if someone needs a 50-year term just to qualify today, it’s fair to ask why that suddenly changes in the short term. An ARM product might even make more sense for some buyers. I don’t have an issue with a 50-year loan being available, but we shouldn’t act like it solves affordability. If anything, it could increase demand and push prices up. Everyone’s situation is different though.
@makeithomegroup You make a lot of good points. Every situation really is different, and having an expert review the specifics is key. I agree that a 50-year mortgage might lower monthly payments temporarily, but it does not solve the underlying affordability problem. I hear you on buying down the rate. I am not a big fan of that in a declining rate market, since rates could drop further and refinancing might be a cheaper way later. I also like your point about ARMs. For some buyers, that flexibility can be a smarter move depending on their timeline and risk tolerance. I think you are right that these products can increase demand, and that is the tricky part. While they make buying seem more accessible, easier financing can actually push prices higher and make the market less affordable over time.
50 year mortgage is so dumb. Only a bank would suggest it.
@marshall__actual I tend to agree. If they want to offer it then it's their own decision, but so many negatives. yes, it's better than renting, but I'm not sure how much more buying power someone thinks they're getting with that savings.
